Garage doors — styles, materials, and what affects price

A garage door is one of the largest moving parts of your home. It opens and closes thousands of times over its life. The system is complex, with springs under tremendous tension, an electric motor, and safety mechanisms. Understanding how garage doors work, what can go wrong, and what requires professional service helps you maintain your door and stay safe.
How Garage Door Systems Work
A residential garage door is typically a sectional door that rolls up and overhead. The door consists of four to eight horizontal panels connected with hinges. As the door opens, the panels roll up a curved track, with the door ending up overhead against the ceiling.
The door is heavy, often 300 to 400 pounds. Without assistance, it would be impossible to lift. Torsion springs provide the assistance. These springs are mounted on a rod above the door. As the door closes, the springs wind up, storing energy. As the door opens, the springs release that energy, making the door feel weightless.
An electric opener motor provides additional assistance and convenience. You press a button, and the motor pulls the door open or closed using a cable or chain drive.
Safety sensors prevent the door from closing if an obstacle is detected. If the photo eyes detect something in the way, the door reverses direction.
Door Materials
Steel doors are most common in residential garages. Steel is durable, affordable, and available in many styles. Steel doors can be insulated with polyurethane or polystyrene, making them energy-efficient. Steel doors cost $500 to $1500 depending on size, insulation, and style.
Aluminum doors are lightweight and modern-looking. Aluminum is durable and doesn’t rust, but aluminum is less insulating than steel. Aluminum doors cost $400 to $1200 depending on size and style.
Wood doors are beautiful and traditional. They’re popular in upscale homes. Wood doors require maintenance to prevent weathering and deterioration. Wood doors cost $800 to $2500 depending on wood species and complexity.
Composite doors are made from wood-like composite material. They look like wood but don’t rot or warp. Composite doors are durable and low-maintenance. Composite doors cost $900 to $2000 depending on style.
Insulation
Garage door insulation matters if your garage is part of your home’s conditioned space. An insulated garage door retains warmth in winter and keeps the garage cooler in summer, reducing heating and cooling costs.
Insulation is measured by R-value. Higher R-values mean better insulation. A quality insulated garage door might have an R-value of 10 to 18. An uninsulated door has an R-value of 0.
Insulated doors cost more than uninsulated doors, but the energy savings over the door’s lifetime can be substantial, especially in extreme climates.
Openers and Motors
An opener is the motorized device that opens and closes the door. Openers come in several drive types.
A chain drive opener uses a chain to pull or push the door. Chain drives are affordable and durable but noisy. A chain drive opener costs $200 to $400.
A belt drive opener uses a rubber belt instead of a chain. Belt drives are quieter and smoother than chain drives but cost more. A belt drive opener costs $300 to $600.
A screw drive opener uses a threaded rod. Screw drives are efficient but relatively uncommon. A screw drive opener costs $300 to $500.
Opener power is measured in horsepower. A single-car garage typically needs a 0.5 horsepower opener. A two-car garage typically needs a 1 horsepower opener. Heavier or oversized doors might need 1.5 horsepower.
Safety Features
Modern garage door openers include safety features that are essential.
Photo eye sensors are positioned on both sides of the door opening near the ground. If something interrupts the light beam as the door closes, the door reverses direction. This prevents the door from closing on a person or object.
A mechanical limit switch stops the door at the fully open and fully closed positions.
An auto-reverse feature causes the door to reverse if it meets resistance while closing.
These safety features prevent crushing injuries and are required by law on garage door openers.
Springs
Torsion springs do the heavy lifting when your garage door opens and closes. These springs are under tremendous tension (typically 200 to 400 pounds of force). A broken spring makes the door impossibly heavy to lift.
Never attempt to adjust, repair, or replace a garage door spring yourself. A broken spring or an improper attempt to fix one can cause serious injury or death. Spring tension can launch a tool or component with tremendous force.
When a spring breaks, call a professional garage door service. Expect to pay $200 to $400 for spring replacement depending on the type and number of springs.
Springs last 10,000 to 15,000 cycles (typical for homes is one cycle per day for 10 to 15 years). When a spring breaks, replacement is necessary.
Maintenance
Regular maintenance extends the life of your garage door and prevents problems.
Lubricate the chain or belt drive once or twice per year. Use garage door lubricant, not general-purpose lubricants.
Inspect hinges, rollers, and hardware for wear. Replace worn rollers and hinges to keep the door operating smoothly.
Check the weatherstripping and seals for cracks or gaps. Replace weatherstripping to prevent drafts and pests.
Test the safety sensors monthly to ensure they work. Block the light beam and verify the door reverses.
Inspect the springs visually from a distance. If a spring is broken or cracked, call a professional.
Repair vs. Replacement
A garage door that won’t open or close needs service. Common problems include broken springs, broken cables, worn rollers, or opener malfunction.
Spring replacement costs $200 to $400. Cable replacement costs $100 to $200. Roller replacement costs $100 to $300. Opener replacement costs $200 to $600.
If your door is old and multiple repairs are needed, replacement might be more cost-effective than repair. A complete garage door system (new door and opener) costs $1500 to $4000 installed.
The Reality
Garage doors are complex systems with components under extreme tension. Springs are dangerous and should never be touched by homeowners. Maintenance prevents most problems. When problems occur, call a professional garage door service.
A properly maintained garage door provides decades of reliable service. Neglected doors develop problems that require expensive repairs. Make maintenance part of your home care routine.
